In short. A fitted office can take about 8 to 12 weeks from first brief to move-in, because there is no fit-out. Check your coworking notice period first so the dates line up.

Moving to your own office feels big, but with a fitted space the steps are few. Here is a realistic plan. Timings vary, so treat the weeks as a guide.
Weeks 0 to 2: Decide what you need
- Headcount today and in two years.
- Budget, as a monthly figure and as one-off costs.
- Must-haves: meeting rooms, a pantry, a reception, a view, closeness to the MTR.
- Your coworking notice period. Check it now. It sets the date you can leave.
Use the space guide to turn headcount into square feet.
Weeks 2 to 4: Shortlist and view
- Browse and shortlist spaces. Ready Office lists them.
- Book viewings. Take the viewing checklist.
- Ask each landlord for the full list of charges in writing.
Weeks 4 to 6: Agree terms
- Lease length, break options, deposit and any rent-free period. Lease terms explained.
- Who owns the fit-out and any reinstatement obligations.
- Get advice from a solicitor on the lease.
Weeks 6 to 8: Sign and prepare
- Sign the lease, pay the deposit and arrange stamp duty.
- Give notice to your coworking operator, timed to the move.
- Order internet and phone lines, and plan IT and furniture.
Weeks 8 to 12: Move in
- Handover and snagging check.
- Install your network and equipment.
- Brand the space.
- Move people in over a weekend, and brief your team on the new routines.
Why a fitted office is faster
There is no designer, tendering or building works, which in a bare shell can add months. That is the point of choosing a fitted space. Fitted vs bare shell.
