How Ready Office works, and what to know before you move out of coworking.
Ready Office is a Hong Kong platform for finding fitted, move-in-ready office space for teams of roughly 10 to 40 people who have outgrown coworking. Each listing shows the size, plans, photos, how many people it suits and one all-in monthly price. Ready Office is powered by Garage Society.
Teams of about 10 to 40 people who have outgrown coworking and want a private office with their own meeting rooms and brand, without running a fit-out project. Landlords and agents with vacant fitted floors can also list them.
A fitted office already has its fit-out in place, such as partitions, meeting rooms and a pantry, so a team can move in without a fit-out project. Each listing is marked Fitted, Landlord's new fittings, Partly fitted or Bare shell.
The all-in figure covers the rent, the building management fee and our service charge, rounded to the nearest HK$1,000. Rates and government rent are not included. It is a ballpark for comparing spaces, and we confirm exact terms, and anything else included, when you enquire.
Coworking sells you desks or rooms inside a shared space, usually on short, flexible terms. A fitted office is your own private space on a lease, with the fit-out already done. You get privacy, your own meeting rooms and your own brand, in exchange for a longer commitment.
Common triggers are paying for a growing number of desks and meeting rooms, needing privacy for client or confidential work, wanting your own brand and space, and being confident enough about headcount to commit to a lease. If headcount is very uncertain, it may be too early.
Each listing shows a range of people it suits, based on about 80 to 130 square feet of gross area per person. The real number depends on your layout, meeting rooms and growth plans.
Sizes are quoted as gross area, which includes a share of common parts. Usable area is smaller, and the difference varies by building.
Office leases in Hong Kong are typically two or three years. Terms vary by landlord, and we confirm the lease length, deposit and any break options when you enquire.
A security deposit is typically two or three months of rent and management charges, though landlords can ask for more or for a guarantee. We confirm the exact deposit for each space.
JLL's 2026 benchmark for a medium-quality Hong Kong office fit-out is about US$200, or HK$1,566, per square foot. A fitted office means that spend, and the months of building works, are already done.
In many Hong Kong leases the tenant returns the premises to bare-shell condition at the end, at their own cost. Whether that applies to a fitted space depends on the lease, so ask in writing before you sign.
Rates and government rent are charged to the property owner, and office leases often pass them to the tenant. Stamp duty on the lease is customarily shared equally between landlord and tenant. Check each lease.
Use the Book a viewing button on any listing. We confirm a time with the landlord's agent. Some buildings need a day's notice, and this is shown on the listing.
