In short. Check the building, the space, the neighbours and the terms before you leave a viewing. Get the answers in writing.
A viewing is short, and it is easy to leave without the answers you need. Use this list.
The building
- How long is the walk from the nearest MTR exit, in the rain?
- How many lifts serve the building and how busy are they at 9am and 6pm?
- What are the building's hours, and what is the after-hours air-conditioning arrangement and charge?
- Is there a loading area and a goods lift?
The space
- Is the area quoted gross or net, and does it match what you see?
- How much natural light does it get?
- Is there enough power and data cabling, and who provides internet?
- Where would you put the reception, meeting rooms and pantry?
- Walk the route from lift to desk. Imagine a client doing it.
The people around you
- Who are the neighbours on the floor?
- Does the building feel well managed? Look at the lobby, lifts and common toilets.
The terms
- Lease length, break options and renewal terms.
- Rent-free period, deposit and the full monthly charges.
- Who owns the fit-out and what you must reinstate on exit.
- Signage, and whether you can brand the space.
Book a viewing
Every space on Ready Office has a Book a viewing button. Some buildings need a day's notice, and we show that on the listing. See available spaces.
