In short. JLL's 2026 benchmark for a medium-quality Hong Kong office fit-out is about US$200, or HK$1,566, per square foot. For a team of 20 that is roughly HK$2.5 million to HK$4.1 million.

If you rent a bare shell, you pay for the fit-out yourself. Here is the benchmark, what it implies for a team of your size, and why it matters when you compare fitted offices.
The benchmark
JLL's Asia Pacific Office Fit-Out Costs Guide 2026, published in May 2026, puts the cost of a medium-quality corporate office fit-out in Hong Kong at about US$200 per square foot, or HK$1,566. That is up 1.5% on the previous year. Source: JLL.
The figure is a benchmark for a medium-quality specification. Premium finishes cost more, and a simpler fit-out costs less. Treat it as an order of magnitude, not a quotation.
What it means by team size
Using our planning range of 80 to 130 sf of gross area per person and the JLL benchmark of HK$1,566 per sq ft:
| Team size | Floor area | Indicative fit-out cost |
|---|---|---|
| 10 people | 800 to 1,300 sf | HK$1.3M to HK$2.0M |
| 20 people | 1,600 to 2,600 sf | HK$2.5M to HK$4.1M |
| 30 people | 2,400 to 3,900 sf | HK$3.8M to HK$6.1M |
| 40 people | 3,200 to 5,200 sf | HK$5.0M to HK$8.1M |
These are our own calculations from the benchmark. They are indicative only.
What the benchmark does not include
- Time. A fit-out project involves design, tendering, approvals and building works before you can move in.
- Management time, which falls on someone in your team.
- Reinstatement at the end of the lease, where the lease requires it.
Why it matters for a fitted office
In a fitted office the landlord has already spent this money, so you do not. You still pay rent and management fee, and the terms differ, so compare the total cost over the lease. But you skip the upfront bill, the months of works and the project risk.
Where fitted does not fit
If you need a very specific layout, a large open floor or a premium finish, a bare shell and a custom fit-out may suit you better. Compare the options.
